Real Estate Law

We represent and advise clients in their real estate transactional matters and disputes. Our services include negotiating and drafting essential legal documents such as easements, options, rights of first refusal, boundary line agreements, covenants, purchase and sale agreements, leases, and other essential documents for residential and commercial real estate matters. 


We also serve as trusted legal counsel to leading real estate brokerage firms in the Pacific Northwest, offering regular on-call counsel and guidance, assistance with transactional issues, forms, and contract drafting, and representation in legal disputes when they arise.

Civil Litigation & Dispute Resolution

We represent and advise clients on a broad range of legal disputes, including conflicts arising from purchase and sale transactions, landlord-tenant relationships, boundary and easement issues, title challenges, adverse possession, foreclosure, HOA and condominium matters, and construction and development disputes. We take a strategic, fact-driven approach to our counsel, and prioritize delivering practical and cost-effective solutions whenever possible.


We serve as approved litigation defense counsel under multiple E&O insurance policies for our real estate brokerage clients. Our attorneys maintain an active motions practice aimed at efficient claim resolution, while also working to resolve disputes through negotiation when appropriate.

Landlord & Property Manager Representation

We advise and represent institutional investors, property management companies, and individual landlords & property owners in residential leasing transactions. Our attorneys will work with you on compliance, enforcement, and eviction actions to ensure that your interests are protected. The Washington Landlord Tenant Act (Chapter 59.18 RCW) requires strict compliance in residential transactions which we will meet in order to effectively protect your interests and real estate investments.


Effective lease documentation is critical for success in property management. We assist clients in preparing clear and comprehensive legal documentation that is tailored for compliance with local, state, and federal laws. We provide counsel in disputes with tenants, and guide our clients through every step of the eviction process with efficiency and clarity. Our attorneys regularly handle eviction cases in King, Pierce, and Snohomish Counties.


Business & Estate Planning

The firm handles a wide variety of general corporate and commercial matters for individuals and closely held businesses, including formation of corporations, LLCs and partnerships, mergers, purchases and sales of existing businesses, reorganizations, succession planning, contract drafting, creditor/debtor counseling and litigation, employment law, trademarks and copyrights, and internet law.

Lars E. Neste, Shareholder

Lars Neste’s practice focuses on real estate litigation, primarily representing some of the largest real estate brokers in Washington and Oregon. He is approved as a continuing education instructor for real estate licensees by the Washington Department of Licensing and regularly teaches all areas of real estate law to real estate professionals. Mr. Neste has served on the Planning Committee for the Washington State Bar Association Annual Fall Real Estate Conference and has also taught continuing legal education courses for attorneys. Mr. Neste is actively involved in the creation and updating of real estate industry forms and practices.

David Daniel's practice focuses primarily on counseling of the firm's real estate broker clients in their transactions, negotiations, problem solving, and contract drafting. David maintains an active litigation and dispute resolution practice in both Washington and Oregon, primarily as defense counsel for broker clients. He is certified by the state of Washington as a continuing education instructor and frequently teaches clock-hour courses to real estate professionals in all aspects of real estate law.

Chris MacMillan is leading Demco Law Firm's expansion into the Portland area. He is licensed in both Oregon and Washington. Chris’s practice focuses on real estate transactions and a wide range of litigation matters, including property and contract disputes. He has represented and advised, among others, property owners, buyers, sellers, real estate brokers, and homeowner associations. Skyler Gunderson graduated from Montana State University with a BA in Political Science and a minor in Hispanic Studies. She then attended the University of Iowa College of Law and graduated with distinction in 2018. In law school, Ms. Gunderson was a member of the Moot Court Board, the Pro Bono Society, and worked as a Research Assistant for one of her professors. Skyler joined Demco Law Firm as a full-time lawyer upon her admission to the Washington State Bar in 2018, and became a shareholder in 2024.

Phil Mattern, a graduate of the University of Washington Law School, has been practicing law in Seattle since 1987. His practice focuses most heavily on real estate transactions and litigation. Mr. Mattern represents and advises, among others, property owners, buyers, brokers and agents, landlords and tenants, creditors and debtors, contractors, homeowner associations, guardians, executors, and trustees. He drafts documents such as sale agreements, easements, covenants, and leases, and works on a variety of matters including boundary and sale disputes, foreclosures, contractor litigation, evictions, closings, and probates. Mr. Mattern has published several articles on real estate law in trade journals and assisted with the creation and updating of real estate legal forms.

Greg L. Fullington

Greg Fullington joined Demco Law Firm in 2016. A Seattle native, Greg is a graduate of Eastern Washington University, and the Willamette University College of Law in Salem, Oregon. Mr. Fullington began practicing law as a Deputy Prosecutor with the King County Prosecuting Attorney's Office in 2000. During this time he also served a four-year term as an elected councilman for the city of Snoqualmie. Mr. Fullington has spent eight additional years in private practice, and most recently, he spent two and a half years as general counsel for a national company headquartered in South King County. Mr. Fullington is a member of the Washington State Bar, and has been admitted to practice before the US District Court Eastern District of Washington, and the US District Court Western District of Washington. Greg’s practice centers around real estate, business, and estate planning.

Hannah A. Blankers

Hannah Blankers graduated from the University of Washington with a B.A. in both Law, Societies & Justice as well as Psychology. She graduated magna cum laude from the Seattle University School of Law in 2017. Ms. Blankers received a pro bono pledge award for her volunteer service at organizations such as the Housing Justice Project and the Foreclosure Mediation Outreach Project. Hannah started with Demco Law Firm as a law clerk while still attending law school in January 2017, and then joined the firm as a full-time associate later that year. Ms. Blankers focuses her practice primarily on real estate transactional matters and entity formation and counseling. She assists clients in creating and maintaining their business entities (such as LLCs), and also regularly drafts and reviews purchase and sale documents, easements, covenants, boundary line agreements, construction contracts, independent contractor agreements, powers of attorney, commission agreements, and tenant-in-common agreements, etc. Additionally, Ms. Blankers provides valuable support services to other attorneys at the firm on real estate litigation and dispute resolution matters.

Dakota N. Nelson

Dakota Nelson graduated cum laude from the University of Arizona with a B.S. in Psychology. She then attended California Western School of Law in San Diego where she graduated in 2020. In law school, Dakota was invited to be a member of the school’s Law Review and International Journal. She spent a year working at the California Innocence Project during which she was honored for her advocacy skills as the recipient of the Professor Janeen Kerper Scholarship for Criminal Defense Advocacy. Soon after law school, Dakota moved back to her hometown of Seattle. She has since been admitted to practice law in both California and Washington state. Dakota is the newest addition to the Demco Law Firm team joining the firm in 2021. In her free time, Dakota enjoys playing with her dog, taking on DIY projects, and traveling to new places.

Caroline L. Shen

Caroline Shen earned her B.A. in Law, Societies & Justice from the University of Washington, followed by a J.D. from Lewis & Clark Law School in Portland, Oregon, where she was honored with a Pro Bono Honors Award for her exceptional service to the community. Ms. Shen joined Demco Law Firm shortly after being admitted to the Washington State Bar in 2023. During law school, Ms. Shen worked as a summer extern at the Snohomish Public Defender’s Association and as a student intern at her school’s Criminal Justice Reform Clinic, focusing on post-conviction relief. In her final year at law school, Caroline worked for the Legal Eviction Defense Program at the Clear Clinic, housed within Portland Community College, where she gained valuable knowledge and insights into landlord-tenant relations and the complexities of the legal eviction processes. Ms. Shen is fully fluent in Mandarin Chinese and has been a proud member of the National Asian Pacific American Bar Association. Outside of her professional endeavors, she enjoys weightlifting, exploring new culinary experiences, and watching stand-up comedy.

Jackson D. Stayner

Jackson Stayner joined the firm in 2024 and is a member of both the Washington and Oregon State Bar Associations. Jackson primarily assists clients with real estate litigation matters where he helps his clients navigate real estate disputes and achieve their legal goals. Jackson earned a B.S. from California Polytechnic State University, San Luis Obispo (Cal Poly), in 2021. He then attended Lewis & Clark Law School in Portland, Oregon where he graduated cum laude in 2024. While at law school, he served as an Article Editor for Lewis & Clark Law Review. Jackson also gained hands-on experience in law school as part of the Small Business Legal Clinic, where he was responsible for assisting clients with their legal needs to help to grow their small businesses. Outside of work, Jackson enjoys skiing, cheering on his favorite Seattle sports teams, and going to the movies.

John W. Demco

Founder (1945-2017)
John was an industry leader in real estate law for over 30 years. He played a critical role in crafting Washington state policy and law concerning real estate brokers, including his role on the state-wide task force that resulted in the Washington statute governing Real Estate Brokerage Relationships (Chapter 18.86 RCW). More importantly however, John was a friend to virtually all who knew him. John is missed every day but his name shall live on, not only through his family but also our firm.
